G 14, Hit

Here are the two frontrunners in our house search thus far. Aaron and I really need some input on these two - we can't decide between them! I've also listed some of the pros and cons for each house that aren't obvious when you look through the pictures online. All honest feedback is appreciated!

10357 Ivy Laurel, Cordova - main information page and 360 degree virtual tour

Pros:

  • lots of room
  • reduced price due to sellers transfering to TX
  • spacious front and backyard (huge backyard)
  • split bedrooms downstairs
  • newer home
  • nicer appliances
  • butler pantry off of formal dining room
  • plenty of attic storage
  • trees in neighborhood not going anywhere
  • good elem. school nearby
  • will probably be incorporated into Memphis later than 1939 Dartford (less taxes)
  • private backyard
  • spacious/open kitchen/keeping room/breakfast room
  • spacious his and her walk-in closets in master bathroom suite
  • bonus room upstairs redone by Trading Spaces (entire room made into a "helicopter." Owners agreed to restore room to its former normality, although I wouldn't mind keeping the handpainted trees around the walls.
Cons:
  • large house to fill initially
  • edge of huge subdivision
  • because house is on small hill, front view shows subdivision rooftops
  • crackerbox-esque house shape
  • costs a tad bit more
  • no pool
  • great room not as open
  • stairs aren't as open
  • front drive is on slight incline
  • laundry room is away from the bedrooms

Pros:
  • open floor plan
  • balcony overlooking great room
  • nice inground pool
  • a tad bit less money
  • beautifully landscaped front and backyard
  • corner lot
  • established neighborhood with plenty trees
  • big window in breakfast nook with gorgeous view
  • upstairs bathroom fixture is gorgeous
  • laundry room near bedrooms
  • gorgeous fireplace
Cons:
  • pool upkeep cost and labor
  • higher utilities due to pool
  • pool takes up 9/10 of yard, with small remaining backyard patch of grass
  • slightly smaller house
  • older house
  • older appliances
  • small kitchen
  • no his/her walk-in closets in master bathroom suite

I am no fan at all of the pre-fabricated cul-de-sac communities (with no trees taller than 10ft.) that arise from urban sprawl. There's no originality, no creativity, no fulfillment, no SOUL at all. I myself would much rather have a house that, whether older or newer, has its own identity, it's own individuality. It sounds like the 1939 address might have more soul, but the Ivy Laural house just plain sounds better. And pools are nice, but how many months a year are you going to use it? The rest of the year, it's taking up space - and you lose a backyard! Chris would also like to tell the entity known as AERIN that "its" pics on Flickr are too damn cute. Can I have one of your cats?

1939 Dartford, Cordova is my vote!! :) They both are beautiful homes, but this one looks like you two. Good Luck on deciding and I wish you the best of luck!

My vote is for 1939 Dartford Cordova. The pool might be hard to care for but it would be nice to have one. Plus the back yard has plenty of space to have a outside diner by the pool and a place for AA to barbacue

Thanks for the great feedback thus far, guys! In response to the comments - both houses are subdivision houses, 1939 Dartford is just a 6 year older subdivision. Those who vote for 1039 Dartford, what other reasons besides the pool? If both had a pool, which house would you pick? Ivy Laurel has plenty of backyard space to have a bigger pool and gorgeous deck - and still have more 15x more backyard than Dartford. Not trying to tilt the table toward Ivy Laurel, just want some balanced feedback... don't want to buy a house simply b/c it has a pool.

I like the one in Laurel. Its newer, and i think better looking house than the other one and if you really want a pool you can always put one in yourself. This house also has more living space than the one in Dartford. I hope you have fun picking out your new house. Good Luck!!

Really a tough decision. But I'd rather live in the 1939 Dartford Cv house. The first impression from all those virtual pictures was, that this is more charming, looks more comfortable and just nicer from the outside and has much less cons than the other house at 10357 Ivy Laurel Cv. The pool upkeep is not a real con in my opinion - my grandma has a pool, too, and as long as there's no water in it, there's no 'upkeep', right?
I'd take the 1939er. From the PICS (!) it makes a better impression to me. The other one looks too 'cold'.

My vote is the 1939 address. Yes, I like the pool, but I also like the trees in front. It looks cooler and more inviting. There's plenty of front lawn to keep you busy mowing. The other backyard is just huge with no trees; it looks very hot. While the Ivy Laural house is great on the inside, the 1939 address is just as nice. It may be a few years older, but it's in very nice shape. I especially like the vaulted ceiling and the balcony. Sis

Megan's vote is also the 1939 address. She likes "everything about it". She likes the pool because you can go swimming anytime you want. She also likes the flowers in front of the house. (I do too.) This house also has a very nice tub. (I agree.) The kitchen, bedrooms and living room look very nice.

Berry doesn't have a vote for either house; he just has opinions on both. The Ivy Laural house is great overall. He likes the big backyard. He doesn't care for the landscaping. It lacks trees and shrubs, but that can always be done. But it does seem to be a big house. Do you really need something that size?
The 1939 house is a nice house also, but does not care for the kitchen and the swimming pool is not kid safe for young children. He loves the landscaping. It's very nice outside.

Wow, great comments from the Wiggins family! Berry's comment made Aaron and I think about safety issues for the 1939 house. What is safe for 2 adults is a whole different ballgame when you think about young kids. There is absolutely no room to comfortably fence in that pool, which means that our kids couldn't really play in the remaining postage stamp backyard without our holding their hands constantly... and since the 1939 house is a corner lot, the kids would be faced with intersection traffic. Ivy Laurel is at the end of a cove, so a bit safer front yard. As to the empty backyard, we've already thought about waterscaping the incline in the back... we both like the idea of doing our own landscaping rather than maintaining somebody else's idea.

Despite the majority of feedback here, lol, we're actually leaning toward the Ivy Laurel house right now. We didn't know we liked it better until we found ourselves defending it each time someone voted for 1939. :) It does look rather "cold" in the pictures, I admit, but it's a much friendlier house in person! The kitchen/ breakfast/ family room area is a big plus for us. It feels much more family friendly, larger space, better cabinets, and gorgeous new stainless steel appliances. Oh, and more closet space. And better master bathroom suite. (his/her walk-ins and bigger jacuzzi)

With all that said - THANK YOU ALL for the AWESOME feedback thus far - and don't stop just cause I said that we're leaning towards Ivy Laurel.

You and A are buying the house. Which one do you like? They both have pro's and con's. You just have to decide which con's you can live with. But if it was me I would go with Ivy Laurel. Only because my maiden name was Laura IVY. Coincidence I think not.

1939 Dartford is my choice: great kitchen, breakfast area, and nicely landscaped yard. The pool looks great with the 100 degree weather we are having in Kansas. For your first house don't knock it. I would like this for my next house.
10357 Ivy Laurel has the best curb appeal, and a lot of work in the back yard (if you are up to that).
